Why give an easement?

Why would anybody give away the development rights to their property? There are many possible motives, for example personal desire to preserve green space and scenic or historic value, a desire to preserve nature and water quality (all runoff in GP goes into Rock Creek and ultimately into the Chesapeake Bay), or a desire to leave a legacy to the community. Perhaps you’ve lived here for many years, your grown children are independent, and when they return with their children or grandchildren for a walk around town, you would like them to recognize and enjoy the place they knew.

And besides, you may want to derive some financial benefits from your property while you are still alive, without selling it. In some cases, there can be significant tax savings with a conservation easement.
